Need to Sell So That You Can Buy? These Home Renovations Pay Off

When you say those five magic words, “I found the perfect house!” and talk to mortgage loan companies to get pre-approved, you don’t want your current home to hold you back. Selling your property can be a breeze if you invest in these home renovations that really pay off (and avoid these that don’t).

Budget-Friendly Updates

Short on cash? These upgrades don’t cost much more than some elbow grease and time.

Weed/prune/plant. Buy a few flats of vibrant blooms and some mulch, and spend a few hours adding valuable curb appeal to your yard. Weed flower beds, prune trees and bushes, and plant flowers around your mailbox and porch. Talk about instant gratification, not to mention return on investment (ROI)!

Add kitchen cabinet hardware. Freshen your old cabinets by purchasing and installing some nice metal hardware to the doors. If you have the money, install a new water faucet while you’re at it for an instantly upgraded look.

Paint. A few buckets of paint and a day or two of work can make your interior rooms look like a million bucks. Paint neatly, and no crazy colors, even if bright pink is your favorite! Stick to neutral ivory, tan, gray, or white for broad appeal.

Buy new light fixtures. Lighting is key in showcasing a space to its full potential. Pick out a new hanging light for your kitchen and baths, and, if you have the money, purchase one for your living room and hallway, too.

High Investment Renovations

Do you have a bit more money in your budget for updates? Invest in these ROI jewels.

Remodeling the kitchen. Replacing floors and countertops creates a completely new look for your kitchen. If you’re going all out, rip out and install new cabinets, too.

Updating the bath. New sinks, lights, floors, and a luxurious tub with tile will appeal to almost every buyer.

Replacing the windows.Old windows look unsightly and cause your heating and cooling bills to be higher every month. Replace them with new, good-quality windows sure to please a wide variety of buyers.

Renovations to Avoid

These renovations aren’t worth the expense when trying to sell your house.

Installing a pool. A pool costs a huge chunk of change, and you’ll never recoup your investment.

Going too high end. When you’re updating your home to sell, don’t put high-end fixtures or lighting in a moderate, mid-century rancher. It will look odd and turn off buyers.

Adding design that doesn’t have broad appeal. Bright colors, super-specific themes, and expensive updates that are your taste alone won’t help buyers feel at home.

Adding a sunroom. Money used for a sunroom could be allocated to other areas, like a bedroom or bath addition, that would generate much higher ROI when you sell.

Doing some renovations before you sell your home will help it move faster and fetch a higher price. Just be smart about the updates you make, so they will be worth it in the end.
